MONTAGNE: cupcakes. The tenant is a bakery, Crumbs. And a rider in the lease requires a dozen cupcakes to be delivered to the landlord's monthly sales meeting. And that means at least one of their special red velvets. The shop's owner noted another sweet spot in the lease: a free month's rent during shop construction.
